How to choose a house painter for a premium home

What to look for in a scope, preparation plan, communication process and handover—not just the bottom-line figure.

Choose the scope and working method—not just the promise.

For a premium home, the quality of the questions asked before quoting is often as revealing as the final price. A careful painter should want to understand the substrate, access, protection requirements and finish expectations before making confident promises.

Ask what preparation means

A useful scope identifies cleaning, repairs, sanding, primers and the condition assumptions behind them. General phrases such as ‘prepare as required’ make it difficult to compare quotes or understand repair boundaries. Ask what happens to cracks, peeling coatings, stains and failed previous repairs. The answer should connect the observed condition to a proposed method while making clear that hidden defects may only become visible during preparation.

Check protection and access

Discuss flooring, furniture, joinery, household routines, building rules and elevated access before work begins. Apartment projects may also require lift protection, parking arrangements and approved working hours. Exterior work can depend on scaffolding, neighbouring access or weather exposure. A professional plan explains how these constraints affect sequencing and who is responsible for arranging any third-party access requirements.

Look for traceable proof

Use genuine project examples, approved customer reviews, licence information and current insurance evidence rather than unsupported claims of being the best. Project records are most useful when they identify the initial condition, preparation, products and finished outcome. Confirm that photographs represent the business’s own work. If an important credential or claim cannot yet be verified, it is reasonable to ask for the supporting document before accepting the quote.

Read the written quote

Products, coats, exclusions, payment terms, timing assumptions and quote validity should be easy to find. Check that the document identifies the rooms or surfaces included and explains any provisional items. Clarify how variations are approved and how completion is reviewed. A detailed quote does not remove every uncertainty, but it gives both sides a shared reference for the work, the expected finish and the handover process.
